Farming postcards only work when they keep arriving. That is the whole difficulty, and it is not a printing problem — it is a twelfth-month problem. Nobody remembers one card. They remember the name on twelve.
What actually gets mailed
Every single-family detached home in the neighborhood you hold. Not a scored shortlist, not the ten owners some model likes this month — every door, every month. You cannot become the agent a neighborhood knows to a shortlist.
The card carries your name, your photo, your brokerage and your license line. ListHook's name is nowhere on it, because the point is that a neighborhood learns one name and it is not ours.
Homes that have just changed hands come out of the file before it goes to press. A card landing at a house that sold last month tells the whole street you are not paying attention, and that check is a person's job here rather than yours.
What shapes what a card says
Real events, not a score. A home two doors down sells. An owner crosses nineteen years in the house. Equity, absentee ownership, a life stage that tends to move people. These are things with a reason you can say out loud to somebody on the phone, which is the only test that matters — and they sharpen what a card says and tell you which door to call first.
We do not claim to know who will sell. Anyone who tells you they do is selling you a number they made up.
What you do
Answer the phone.
Owners scan the QR code, call the number, or fill in the reply card. It routes to you with the property and the reason behind it. You call back — and because they reached out first, that is a returned call rather than a cold one. Nothing goes out that is not the mail: no texts, no cold calls to owners, ever.
There is nothing to design, nothing to schedule, nothing to upload and nothing to remember. The run date is fixed and you are not asked to approve a month.
What to expect, honestly
First-year farming into a neighborhood that does not know your name yet gets a response from roughly 1–3% of the homes it reaches, and often less. That is the real industry number for what we do, and we are not going to quote you a better one — the better figures describe mailing a list that already knows you.
Plan on about a year before it pays back; nine to eighteen months is the honest range. It is a compounding program, not a same-week lead source. That is also why we ask for twelve months rather than one: the agents it works for are the ones still mailing in month ten.
Billed monthly. And because asking for a year is a real ask, the year carries a promise:

Two conditions, and they are the whole list: complete the full twelve months, and respond to a routed lead within 24 hours.
