How much does real estate farming cost?

One number a month for your neighborhood, set by how many single-family homes are in it, covering everything — and nothing at closing, ever.

The honest answer has three parts: what drives the number, what is inside it, and what you will never be billed for. What it does not have is a figure on this page, and it is worth saying why rather than letting you wonder.

Why there is no price here

There is no list price because there is no list product. A neighborhood of 400 homes and a neighborhood of 1,400 are not the same purchase, and any single number printed on a page is either wrong for most readers or a starting point for a negotiation. We would rather run your neighborhood's actual numbers and put one figure in writing.

So: name the neighborhood you want, and we work out your number and send it to you. There is no account to create and nobody calls you for typing a name in.

What drives the number

One thing: how many single-family detached homes are in the neighborhood. That is it. Not how expensive the houses are, not how many listings you expect out of it, not how well the month goes.

This is deliberate. A price that moved with your results would make us a partner in your commission, and we have taken that off the table entirely (see below). A price that moved with the median would charge the agent in the better neighborhood more for the identical work. Homes mailed is the thing we actually do, so homes mailed is the thing you pay for.

Suppression does not change it either. Homes that just sold come out of the run — and your number stays the same. We would rather tell you that plainly than imply a discount that the billing does not actually apply.

What is inside it

Postcard design, printing, postage, owner data and lead routing. Every single-family home in your neighborhood, every month.

There is no per-piece charge, no setup fee and no data fee. One invoice, monthly, and nothing else to buy. If you have priced this yourself before, you know that the second and third line items are where the real cost lives.

What you are never billed

No fee at closing — ever. No split, no referral fee, no percentage of a commission you earned. Founding agents are grandfathered on that for life, in writing — not for the pilot, not for this year. Forever.

That is worth stating flatly because the category norm is the opposite: a referral arrangement on a listing you close is commonly a quarter of the commission. You keep all of yours.

What you are committing to

Billed monthly, built as a twelve-month program, because the thing you are buying only works if it keeps happening. And the promise attached to asking for the year:

Pay for 12 months and don't get a listing that pays for your entire contract? We mail free until you do.

Two conditions, and they are the whole list: complete the full twelve months, and respond to a routed lead within 24 hours. If it has not paid for itself by then, we keep designing, printing and mailing your neighborhood at our own expense until it does.
