One number a month, and never a cut of your closing.
There’s no list price because there’s one price per neighborhood, set by how many single-family homes are in it. Name the one you want and we’ll work out your number and put it in writing, before you commit to anything. If it isn’t worth farming, we’ll tell you that instead of selling it to you.
The listing guarantee runs on completing 12 months. The rate you join at never goes up, and the no-fee-at-closing term never expires.
Say you close one median listing — $432,496.
- Your commission (3%)
- $12,975
- Our share of it
- $0
- Fee at closing
- $0 — ever
You keep $12,975 — the whole commission, from one deal. We take none of it. Every close after that is all yours too.
The question isn’t what a postcard costs.
Every other way of buying a listing takes its cut out of the closing. A referral comes with a fee off the top. A shared lead is sold to you and to whoever else bought it, and the fee lands at the settlement table. You already know what those cost, because you’ve paid them.
This is the other kind of spend. A fixed monthly amount for one neighborhood that doesn’t move when you close nothing and doesn’t move when you close six. We never take a share of a commission — not in year one, not in year ten, not at any volume. Whatever your neighborhood’s number turns out to be, that is the whole of what ListHook ever costs you.
Five agents. Straight terms.
ListHook is new, and the first five agents carry the risk of going first, so they get terms nobody after them will get. In exchange we ask for 90 days of honest effort, responses answered within a day, and twenty minutes of feedback a month.
Four invoices become one
Run it yourself and you are paying a designer or a template, a print account, a postage account and a list you keep current. Here that is one monthly number, your name on every card, and every listing that comes out of it entirely yours.

The math works.
