What it’s measured against

The question isn’t what a postcard costs.

Every other way of buying a listing takes its cut out of the closing. A referral comes with a fee off the top. A shared lead is sold to you and to whoever else bought it, and the fee lands at the settlement table. You already know what those cost, because you’ve paid them.

This is the other kind of spend. A fixed monthly amount for one neighborhood that doesn’t move when you close nothing and doesn’t move when you close six. We never take a share of a commission — not in year one, not in year ten, not at any volume. Whatever your neighborhood’s number turns out to be, that is the whole of what ListHook ever costs you.

How much does ListHook cost?
One monthly price, computed for your neighborhood, covers everything — every postcard designed, printed, and posted under your name, the data behind it, and lead routing. There’s no list price because there’s one number per neighborhood: tell us which one you want and we’ll work yours out and put it in writing. Billed monthly, built for a full year — farming compounds, and the listing guarantee runs on completing 12 months.
Is my neighborhood exclusive to me?
Yes. One agent per neighborhood. While you hold it, no other ListHook agent can mail the owners in it.
Do I pay a commission split, referral fee, or fee at closing?
No. No split, no referral fee, and founding agents pay no fee at closing — ever, in writing. When a home we mailed lists and closes with you, every dollar of the commission is yours.
How does billing work?
Monthly, in advance, as a 12-month program — farming pays back over a year, not a month, and the listing guarantee runs on completing it. Just-solds are skipped — your price doesn’t change. Founding pricing is locked for life.
Am I locked into a contract?
No, and we’re not going to pretend otherwise — billing is monthly, and there’s no early-termination fee. What we ask for is the full twelve months, because a neighborhood takes about that long to start paying back and the farms that work are the ones that never skip a month. We’d rather tell you that plainly than sell you a month at a time and watch it fail. Your success matters more to us than a month of billing: if you ever absolutely need to stop, just let us know — we’ll close it out at the end of the month you’ve paid for, the responses owners have already sent you stay yours, you keep the owner list you paid for, and we hold your neighborhood for 30 days before we offer it to anyone else. The listing guarantee is the one thing an early stop costs you: it runs on completing the full twelve months.
